Frequently Asked Questions

How is epoxy flooring cost per square foot actually calculated?

It is a division, not a lookup. Add up what the job costs you to produce, which is materials plus labor plus overhead, add the profit you intend to make, then divide the resulting quoted price by the floor area. This calculator does that in both directions at once: it shows the cost per ft² you need to clear and the price per ft² you are quoting, so the gap between them is your margin in the units you talk to clients in. There is no universal per square foot figure to copy, because two contractors with different labor rates and different build-ups will get different answers on the same floor.

Why does the calculator ask for coverage and unit price instead of one materials figure?

Because a lump materials figure hides the thing that moves your price most. Coverage and unit price let the calculator work out how many kits the floor actually consumes, coat by coat, and that is where the surprises live. On the worked example, the topcoat is the single largest material line at $3,330.00, larger than the entire labor bill, purely because it goes down twice. If you prefer a single number, any line can be switched to a cost per unit area or a flat amount instead.

Does the floor being bigger make it cheaper per square foot?

Much less than most contractors expect. Running the same build-up and the same rates on 9,600 ft² instead of 2,400 ft², a floor four times the size, moved the quoted rate from $6.99 to $6.87 per ft², a change of 1.8%. Dropping one coat of topcoat on the smaller floor moved it from $6.99 to $5.80, a change of 17.1%. Your specification is roughly ten times the lever that job size is, which is worth remembering before discounting a big job on the assumption that scale will cover it.

What does the overage percentage apply to, and why does it change my kit count?

Overage applies to the two area driven line types, coverage lines and cost per area lines, and not to flat amounts, because a lump sum is a thing you are buying rather than a quantity that scales with the floor. On coverage lines the overage is applied before the round up to whole kits, which is the order that matters: on the worked example the primer needs 8.8 kits of material, so a 10% overage is exactly what pushes it onto a ninth kit. Set overage to zero if your supplier prices already include it.

Should I turn off rounding to whole kits?

Only if you genuinely buy part units, which most contractors do not. Left on, the calculator prices what you have to order rather than what the floor theoretically absorbs, and the difference is real money: the base coat on the worked example computes to 16.5 units and is billed as 17. Turning it off is useful when you are pricing off stock you already hold, or comparing two build-ups without the rounding noise, but the number it produces is not the number your supplier will invoice.

Is this different from the Garage Floor Estimate Calculator?

Yes, and they are meant to be used at different moments. The garage tool takes materials as one figure and is the quickest way to price a familiar job in a familiar space. This one builds materials up product by product from coverage and unit price, works on any floor rather than a garage specifically, handles labor as either a crew day or a production rate, and reports the answer in ft² and m² together. Use the garage tool for speed and this one when the specification is the thing under discussion.
